1. All guests (and any other visitors) must comply with all “House Rules” and any other instructions from the property manager during their stay
2. Guests and visitors must keep noise to a minimum so as not to disturb the neighbors - especially during the night hours (11pm - 8am)
3. Excessive noise is prohibited at any time and may result in the termination of the rental agreement, eviction, or loss of rent paid and/or an extra charge deducted from the deposit amount
4. Any overnight stays of visitors must be previously approved during the booking phase and are subject to additional costs as indicated in the final price.
5. Parties and gatherings of any kind not permitted on the property. Any meetings/parties with a small number of people must comply with what has already been detailed in terms of noise, neighborhood and visits.
6. Keep the entrance and exit from the garage and the access road clear.
7. Guests and their visitors will be responsible for the correct placement of waste with a view to recycling. They will have to use the appropriate containers, and not leave waste or leftovers in the common areas.
8. Whenever guests leave the property, it is their responsibility to ensure that all windows and doors are closed/locked, in order to ensure the safety of the property and prevent any damage from rain water. Guests must turn off lights, air conditioning, fans, and appliances such as television when they are not in use, to promote proper energy saving.
9. To allow the staff to clean their room, guests must vacate it no later than 10:00
10. Smoking is not allowed inside the structure. Cigarette butts must be deposited in the appropriate ashtrays and not thrown on the ground. Failure to comply with this rule will result in a deduction from the deposit.
11. Pets are not allowed in the structure.
12. All damages and breakages must be reported immediately to the property manager. To avoid damage and breakage, it is forbidden to move furniture and objects from one room to another without prior permission. It is strictly forbidden to tamper with safety systems (fire alarms, etc.) under penalty of a 200 Euro penalty.

Failure to comply with any rule implies the violation of the Terms and Conditions of the stay as provided for in the rental contract. The owner and manager reserve the right to withdraw the possibility of staying guests if they do not comply with the rules of this house or disturb neighbors and other residents of the community.
